Coordination
of BUYER with BUILDER and REALTOR
It
is not hard to realize that the primary focus of the Builder is
the construction of a quality product. A builder cannot
always dedicate a series of homes as 'models', nor can he assemble
and maintain a full staff whose only job is the presentation of
the completed home to buyers.
The
scope of the Realtor is to showcase properties that interest the
Buyer, and help to compare them and negotiate a deal. The
preparation of one home would be done by more realtors...
if they only had more time, but they often
move from house to house -- exhibiting several
in a day.
Each
are "specialists" in their field, and the dynamics that
result are very complex. Often the Buyer is slightly
intimidated by the process itself, and is reluctant to ask any
question that might reveal this, for fear of undermining his/her
bargaining strength in a final negotiation. This is a
situation where the casual assistance of an on-site professional
-- who is familiar with the home in question -- might be helpful
to encourage a Buyer to feel more comfortable........ and to take
the next step in the process.
